Phase 1 Real Estate Environmental Assessments, includes, (1) Comprehensive check of Federal and State regulatory
records history,data, including hazadrous properties within the required search distance of the target site. (2)
Site interviews of persons knowledgeable regarding the property history.(3) Gas station current and historical data to
indicate the presence or suspect presence of any underground or above ground storage tanks.(4) Wetland and Floodplane
data; is the target site located in flood hazard zone ?. and maps.(5) Oil and water well locations; is the target
site located on a sole source aquifier ?.and maps.(6) Landfill data, history of target land and evaluation of risks of adjoining
site upon the subject property. (7) Radon data.(8) Geo tech data, soil, water flow. (9) On-site visual assessment
of suspect surface contamination,ie, distressed and die-back of vegetation,unusual odors, pools of liquids, chemical
spill residue of leaking containers, or equipment, suspect hazadrous materials, ie, acids or other unidentified
substances. (10) Photographs ,current and historical of the site. (11) locations of potential emissions of vapor
intrusion of suspect sub-surface contamination, (visual assessment),cracks in the building foundation,or along perimeter
of the building,exterior and interior, including photo locations. (11) Is the target site located within 5 miles of a
civil airport or within 15 miles of a military airfield ? (12) Is the target site located within 1.000 feet of a major
highway,or 3.000 feet from a railroad ?. (13) Are industrial facilities handling explosives or fire - prone materials
such as liquid propane,gasoline or other storage tanks adjacent to or visable from the target site ?.Findings, Conclusions,and
Recommendations in both check list and narrative report version.Inspections are based upon acceptable science principals as
prescribed by EPA, HUD and ASTM E1527-05 protocol.
Transaction Screen, Real Estate Environmental Audits: are a fast and inexpensive
method to research the land use history and environmental status of the property and surrounding sites.The transaction screen
includes a search of federal,and state and local government databases,completion of a questionnaire by a person knowledgeable
of the site,owner and/or occupant interviews,fire department interviews and /or Sandborn maps reviews,and a site inspection
by one of our environmental professionals. The transaction screen is a standardized approach to environmental due diligence
that provides a basic understanding of the environmental condition of the property. This level of assessment is recommended
for low impact sites such as undeveloped land, or some residential properties. Our reports meet or exceed (ASTM) E-1528-05
for Transaction screens.

Property and Building Condition Inspection:
( Limited building evaluation).We Identify and communicate physical deficiencies to a owner. (physical deficiencies)
means,the presence of conspicupus defects or material deffered maintenance of a subject propert'y material systems,components,or
equipment as observed during the field observer's walk-thru survey. Included in our inspection
protocol are: (1) General building structure,building type,construction type,foundation type, and condition. (2) Site
assessment ,parking surface,exterior lighting and safety security. (3) American Disibilities Act (ADA) requirements and compliance,
(4) Interior finishes,walls floors,ceiling current condition. (5) HVAC system, ( heating air condition and ventilation) current
condition and operating history from maintenance records,including condition of the air supply ducting and exhaust system
where applicable.(6).copies of records researched and information abtained to determine the condition of boilers,elevators,
inspection certificates.(when available) (7) Plumbing systems,general condition and current code applicibility, areas
impacted by water intrusion. (8) Fire supression system,fire protection preventation,and current code applicibility.(9)
Executive summary including introductory statement of general property condition,list of major repair items with estimated
replacement or repair costs; in narative and check list format with photos of
inspected areas highliting work items, cd of executive summary report.and architectural plans,when available. This proposed PCA
Assessment is applicable to ASTM-E-2018-08 baseline property condition assessment process. amended.
A pre-inspection of the site for property condition assessments, prior to a final proposal, may be required
and with inspection cost, to determine a complete scope of work cost estimate.
